The world of property listings is undergoing a quiet revolution, one that's not just about the latest trends in interior design or the rise of sustainable living. It's about the use of AI, and the ethical questions it raises. Are AI-enhanced property listings helpful or sinister? Personally, I think the answer lies somewhere in the middle. What makes this particularly fascinating is the tension between the desire for an idealised home and the need for transparency. From my perspective, the issue isn't AI itself, but how it's being used and the lack of regulation around it. One thing that immediately stands out is the potential for manipulation. What many people don't realise is that AI can be used to create highly convincing, yet entirely fake, images of properties. If you take a step back and think about it, this raises a deeper question: how can we trust what we see online? The use of AI in property listings is not new. In fact, it's been around for decades, albeit in a different form. In the 90s, estate agents would often take their own photos, using fisheye lenses and wide-angle shots to make properties appear larger and more appealing. However, the advent of online property portals like Rightmove in 2000 led to a professionalisation of property photography. Now, almost all agents and photographers use AI and other enhancements in some capacity. This is both a blessing and a curse. On the one hand, it allows for more creative and visually appealing listings. On the other hand, it can lead to a loss of trust between buyers and sellers. A detail that I find especially interesting is the way in which AI can be used to create a sense of reality. For example, a developer can generate a convincing video of a satisfied buyer praising a Canary Wharf apartment in fluent Mandarin, without a single real customer ever having visited the building. This raises the question: are we at the vanguard of something more sinister? In my opinion, the use of AI in property listings is not inherently bad. It can be a useful tool for buyers and sellers alike. However, it's crucial that it's used ethically and transparently. If an estate agent has taken the photos at 3am when there's no traffic, it's on the buyer to find out what the street is like at rush hour. It's not the agent's job to give a fair representation of a house; it's their job to sell it on behalf of their client. Personally, I think the solution lies in better regulation and more transparency. Consumers should be made aware of any enhancements used in property listings, and the law should reflect this. After all, if something has been misrepresented, then you have recourse and the penalties will sting. In the meantime, we might all have to get a lot better at filtering and calling out the slop. Ultimately, the rise of AI in property listings is a double-edged sword. While it offers new opportunities, it also raises important questions about trust and ethics. It's up to us to navigate this new landscape carefully and ensure that the benefits outweigh the risks.
